Our Building Project Management role starts once the project has achieved planning and building regulations approval from the relevant council party. (Stages 5-7 of the RIBA Plan of Works) We are able to start this role whether your planning/building regulation drawings were completed by ourselves or by another company.

Delivery of the agreed programme cost and quality to the agreed scope of works are vital to a successful project, and we provide the following items which assist in achieving the objectives.

In addition to the design, planning and regulations drawings that we provide, builders may also require further construction drawings to help them identify the finer details of the construction. That ranges from fixtures and fittings, switches, additions, and any other specific project requirements like exclusions too.

Schedule of works

Working with the builder to create clear, accurate and realistic time frames is also another challenge of the project. We create a schedule of works that can be used as a general guideline throughout the entire build. This keeps both you and the builder in the loop about the expected progress of the build, and any issues that may arise too.

Tendering

We work with you to select and vet the right builder for the job, looking at their previous project experience, reviews, pricing, and using our own recommendations and experience to give you all of the information you need.

Contract administration

Both you and the builder are protected by contractual agreements, that outline the requirements of the project, working conditions, and any other details of the job. That also includes the builder’s specific information such as quotations, insurance, and other areas of their profession. Having this contract to the highest standard, signed by both parties, means you’re both protected and recorded in relation to legal requirements and obligations.

Site inspections

As the project progresses, we will visit the site fortnightly throughout our management, ensuring everything is moving accordingly, receiving status updates, and dealing with any issues should they arise from both you and the builder. We can voice any concerns you may have for you, without any added hassle or worry.

The complete building project management role is ensuring your property is handed back to you and is ready for use. To ensure the build is complete, we coordinate the handover process checking all the statutory requirements have been fulfilled and signed-off, check receipt of all required test certificates, inspect the build to make sure it is as per the drawings and specifications, and, if not, issue a snagging list which identify the items be rectified. As part of the contractual process we set up a defects period to follow the handover. This allows the final stage payment to the builder to be made 3 months after the build is complete (default 3 months in the JCT Home Owner Contract) and is not paid until all defects during this period are rectified and signed off.

Our fee for project management is based upon time during the project but as guidance it is approximately 5% of the build cost.

For someone far removed from the building / planning industries the thought of where to start when thinking of a big extension project to my house (two story to the side and wrap around of semi-detached 3 bed) was a little daunting at first. Luckily, after obtaining a competitive quote, I enlisted the services of CK Architectural and have been very impressed with not only the service received but the ease at which they have made the whole process. After listening to my thoughts and the reasons for needing the extension work doing, the architect came up with a great design that encompassed everything that was needed. Even when I changed my mind over a couple of aspects, Donna, Chris and the team were quick to administer any alterations. Every visit to the house for measurements / planning etc has happened without a hitch with all members of the team we've encountered being punctual and professional at all times. The best thing has been by far the ease at which CK have made of getting all council and local authority sign off for the project. All I have needed to do is pay the fees at the required time, no stress involved and all went through seamlessly. I'm now at the stage where I have the drawings to hand and have submitted them to builders to obtain quotes.
